Perimeter seal comes in two common forms, and the visit begins by deciding which suits your opening. The simpler is a flexible vinyl fin nailed to the face of the existing wood stop, which works well where the stop is sound. The other is a one-piece vinyl stop moulding with the fin built in, which replaces the wood stop altogether and suits jambs that are weathered or where the old stop is cracked and paint-heavy. Commercial doors sometimes carry an aluminum retainer with a replaceable rubber insert. Each is cut to your header and sides on site and set against the closed door.

  1. How the door sits in the opening

    A perimeter seal can only follow a door that sits where the frame expects it, so the door is checked before any strip is ordered or cut. Each edge is checked for plumb, the gap to both jambs is compared, and the top section is watched as it meets the header to see whether it bows away or leans in. Rollers, hinges and the spacing of the vertical tracks are looked at because any of them can shift the door face toward one jamb and away from the other. Small corrections, such as re-setting a track bracket, are noted so the new seal is fitted to a door that closes square and stays that way.

  2. Fitting the sides and closing the corners

    Each side length is cut to run from tight under the header piece down to the floor, with a little spare to trim in place. It is set with the same light contact as the header and fastened top to bottom. At the top corner, the side fin tucks under the header fin so they overlap, leaving no square hole for drafts or mice. At the floor the side is trimmed to meet the bottom seal on the door, so the seal is continuous around three sides and hands off to the fourth. Both sides are done the same way, checking the door edge gap as they go.

  3. Slush, salt and the bottom of the jambs

    The lowest part of each jamb is where the weather does its work, so a little attention there protects the whole seal. Push slush away from the jambs when clearing the driveway rather than piling it against them, and rinse the salt off the bottom of the stop on a mild day. Keep the joint between the jamb and the sill caulked so meltwater runs off the face instead of behind it. If a section of jamb was replaced, keep its paint or PVC surface intact. A dry jamb base holds its fasteners, and fasteners that hold keep the seal tight.

  1. Jamb material

    Wood jambs take nails; steel or aluminum-clad jambs need screws and sometimes a backing piece, and masonry openings need a different fixing altogether, each with its own time and hardware.

  2. Doing the bottom seal at the same time

    When the bottom seal on the door is also worn, renewing it during the same visit is offered as a separate line and saves the cost of a second call.

  3. Working height and access

    A tall header, a sloped driveway that makes a ladder awkward, shrubs against the jambs or cars and storage close to the door all affect how long the work takes.

What should I do before the technician arrives?

Move the car out of the garage or well back from the door, and clear anything stored against the jambs inside and any bins, planters or snow piled against them outside. Leave the door closed so the gaps can be seen as they are. If you have noticed where the daylight, drafts or snow come in, or where the mice appear, be ready to point it out.

The wood around my door is rotten near the floor. Can the seal still go on?

Yes, and the rot is handled first. The soft wood at the base of the jamb is cut back to sound material and a new piece of lumber or PVC trim is spliced in, fixed and primed, so the fasteners for the new stop bite into something solid. This is one of the most common additions to a perimeter seal job here, because slush and salt sit against the jamb base all winter.

Will replacing the perimeter seal keep mice out?

It closes one of their favourite routes. Mice enter at the open corners where the header and side seals meet and along a fin that has shrunk back from the door, so a continuous, overlapped seal removes those gaps. It works alongside a sound bottom seal, a swept threshold and attention to any other openings in the garage wall, and a technician will point out any of those noticed during the visit.
